There is a common misconception that it costs less money to go directly to an HML rather than work with a broker.
This is simply not true. If you go direct to an HML, they will simply keep the commission they'd normally pay a broker.
A broker can actually save you a lot of time and headache in finding the right HML for your project, since they work with dozens or hundreds of HMLs, all of whom have different lending criteria and costs.

Gap funding is notoriously difficult to obtain. Hard Money Lenders leave a gap for a reason, and Private Money Lenders who understand the risk of 2nd position either won't touch it, or they charge high rates, even if you have experience, cross-collateral, and sign a personal guarantee.

As a connector, I have a responsibility to my private money lenders to vet each borrower and underwrite any new deal I bring to them. If it turns out it's not a good fit for my network of PMLs, I can still refer you to other sources of funding that may help get your deal done.
If the deal makes sense, I’ll help you get it 100% funded. It may come entirely from private money, or a mix of hard money, private money, institutional loans, and lines of credit. My compensation is based on the results I'm able to get you, and I don’t get paid unless and until you get funded.
